Leasing your Apartment
Leasing your apartment is controlled as per the Deer Lofts Condominium Documents. Unauthorized leasing or short term rentals are not permitted and will result in a fine as per the published fine schedule.
The Deere Lofts Board of Directors entered into an agreement with Rental Monitoring Solutions (RMS) to monitor and administer rental activity in the community. As part of that process, RMS works closely with Community Management Associates (CMA) to conduct routine occupancy audits of the community, to manage the permitting and application process, to maintain the rental waitlist, and to gather certain rental-related information for the Board.
As a reminder, owners in Deere Lofts are not allowed to rent out their homes, except in instances where they have applied for (and received) a rental permit. Permits are issued on a first-come, first-serve basis and there is a wait list for rental permits at this time.
Owners who are issued a permit must:
Provide the association with a copy of the lease agreement governing the property and tenant contact information (phone number & email address) within 90 days of permit issuance;
Comply with the leasing provisions outlined in Section 15 of the covenants, provisions which include a 1-year minimum lease term; and
Homeowners must pay the association an annual $289 leasing administration fee (fee subject to change). This fee paid to RMS for managing Deer Loft rentals (note: the leasing fee is subject to change with new agreements in the future).
Failure to pay this fee will result in a delinquency which is subject late fees and interest and could include removal from the leasing list.
Please note that rental permits are automatically revoked if the unit is not leased for any consecutive 90 day period.
Lease permits are not transferrable when you sell your condo. Should the new owner want to lease their unit, they go to the bottom of the waitlist.
Owners on the waitlist are not permitted to sell or give their spot to another owner.
Unit owners are responsible for the actions of their tenants. Should a fine be levied because of a tenant action it will be posted to the Owner account. It is recommended that you place fine responsibilities in your lease.

Owners are responsible for the actions of their tenants and/or their guests as it pertains to the rules of the association and Fine Schedule. Fines from rules Infractions or fines issued by the HOA Board of Directors are issued to the Owner of record. There is no legal relationship between the tenant and the HOA. Owners granted a leasing permit are encouraged to seek a legal review of their lease prior to execution with their tenant. Should your tenant require a FOB or gate remote, you must request it from CMA. That charge will be added to your account.
Short Term Rentals
As per our Condominium Documents, short term rentals (to include but not limited to AirBnB, VRBO, etc.) are not permitted. The HOA subscribes to a monitoring service to alert the Board of Directors of potential violations. See the fine schedule for further information.
