Our Property Manager is your first point of contact for any question.
Many things can be administered through the CMA's Website by using the "submit a request" feature on the dashboard. Those items may include:
Contact information updates
Payments, Account questions, Delinquencies
Architectural control requests
Building maintenance requests
General questions to CMA
Closing letters
Your monthly dues pay for management services. CMA responsibilities include but are not limited to:
Accounts payables
Financial statements (profit / loss statement)
Preparing the annual budget
Arranges for building maintenance
Vendor management
Homeowner questions, accounts and receivables
Arrange for proposals for board approved projects
Enforcing compliance with the Association documents (declarations, by laws, rules and regulations), notifying the Board of violations and taking action as deemed appropriate by the board.
The Property Manager reports to and acts at the sole discretion of the Board of Directors and is responsible for keeping the Board of Directors informed of all issues that arise and act in a manner as directed by the board. Our account is a portfolio management account. This means that the property manager is shared with other Homeowner Associations in Atlanta. Your requests are prioritized based on workflow and circumstances. We do not pay for onsite management.
Outside of emergencies (e.g. water leak, backed up drains, safety/security) the best way to contact the property manager is through email (see above).
