Selling your home
If you are selling your loft, please be aware of the following:
Door codes are not permitted for realtors. Your lockbox must contain a FOB and a key for showings.
You must have the realtor register their lockbox. Failure to register your lockbox may result in removal.
Open houses are permitted, however additional staff or temporary signage may be needed to guide prospective buyers to your unit. Signage must not damage surfaces and be removed daily.
A directory listing with the realtors cell phone number is permitted. Contact the Property Manager for assistance by submitting a request on the CMA dashboard.
It is not permitted to prop open any door accessed with a FOB. See the fine schedule regarding propping doors open.
Open houses are permitted during regular business hours daily.
You must inform the buyer that there is an initiation fee. The fee is equal to 2 times your monthly assessment. For instance, if your monthly assessment is $400.00, the initiation fee is $800.00
Closing Letters / Estoppel Requests / Lender Questionaires
If you are planning on a refinance or a sale, your closing representatives and/or attorney may require services from CMA. Closing Letters/Estoppel Requests are completed using the service CondoCerts. There is a fee for this service to the current homeowner. Contact the Property Manager for specific questions.
Move In / Move Out
Move in and move out must only occur through the garage. Per this handbook, doors must not be blocked open. Hours are:
Monday – Friday 8:00 AM – 7:00 PM
Saturday and Sunday 9:00 AM – 7:00 PM
Damage caused by any moves, including approved tenants, will be billed to the homeowner's account. Damages caused by moves must be reported to the Management Company.
The elevator is for use by all. It must not be blocked in any way other than for active loading and unloading.
Doors, including the Nelson Street door and garage door, must not be left open unless you have an attendant present while the door is open.
