Your Building
Water Leaks
In the event of a water leak in a public area, it is everyone's responsibility to stop the leak to mitigate damage as quick as possible.
Locate a board member
Determine the severity of the leak. If it is a slow drip, would a bucket solve the issue until the next day? If a major leak, call the management company.
In the event of a major water leak, turn off the building's water at the main. The water shut off is located inside the Electrical Room on the second floor lobby staircase.
Building Maintenance
To report a nonemergency building maintenance issue (light bulb, exit sign out, elevator issue, etc.) submit a request on the Dashboard with the Property Management Company
For security issues (e.g. public doors not securing) open a ticket and send an email to the Property Manager and contact a board member.
Limited Common Elements and Common Elements
A limited common element is a portion of the building owned by everyone in the building but assigned for specific use by a homeowner. Example – your assigned parking space(s). You can park in your space, but people can also walk across your space for entrance / egress purposes.
A common element is a portion of the building owned by everyone but used by all. Example – hallways, roof top deck, gym, lobby, bicycle rack, laundry, etc.
Public area cleaning
The building contracts with a cleaning service for twice weekly cleaning of all common elements in the building (include but not limited to the deck, fitness room, lobby, hallways, laundry, garage, parking lots)
In the event a resident creates a mess, the resident is responsible to clean it up. In some instances, the building’s camera system will be used to investigate issues. See the fine schedule for additional information.
Smoking
Smoking is not permitted in common or limited common elements with the exception of the rooftop deck. Common elements include staircases, lobby, garage, elevator, hallways, fitness center and laundry.
A smoker’s pole is available for smoking waste on the deck. Due to fire safety do not dispose of flammable waste (paper, debris, etc.) in the smokers pole.
Discarding smoking materials on the rooftop, out a window and/or in the parking lot is not permitted. Violations may be researched on the building's camera system.
As a courtesy to all, limit smoking within 15 feet of all building entrances.
